People you have not screened occupying your units is an ever-growing problem,
which undermines the entire screening process.
Often times we find
the boyfriend who is not on the agreement was intending to move in all
along but avoided the screening process due to criminal or rental history
issues. The phantom boyfriend is one thing that can often be found by
doing an in home visit as a final screening step.
Your rental agreement should list all occupants with a statement to the effect that the unit is to be occupied only by those listed unless owner/manager provides written permission for additional persons. Also to avoid fair housing issues include a statement that exempts children born to or adopted by the primary occupants.
Then when they bring in the boyfriend you can serve them with a 14-day notice. The notice can be vacated upon your acceptance of the new cotenant. |
